The location is awesome. The home needs a lot cosmetic work, such as a new kitchen (everything, floor, cabinets, appliances) Tear down of wallpaper. It only has 1.5 bathrooms and one would need to be relocated. It is tiny!!! Anyway, the home has been listed twice and started at 449,000. It has been for sale over two years and vacant for six. Resolved Question: How much would this home construction/repair cost?

My family and I are looking into purchasing a new home. One of the homes that we have seen with our realtor is in the neighborhood that we want to be in. The home is 5000 square feet, and is 2 story. This home is a foreclosure, and is about a 3rd of the cost of the other homes in this area. The problem with this is that in the 5 years that it has been bank owned (with little or no care) and needy construction has led to some MAJOR problems. First of every this homes construction is EIFS (dryvit) and we have been told that it would have to be removed, and most likely replaced with brick. The roof has also had some holes in it, and there is some water damage on the second floor ceiling in one room, which has actually caused a portion the floor to collapse into the bottom floor in this specific room. Another thing we noticed walking through the second floor of this home is that it is "dipping down" in some ares, it looks as though it is sinking into the bottom floor in a few rooms upstairs. It would also need paint, new flooring, appliances, and fixtures, but I know these are more low cost repairs. So my question is, what would the cost be to do the following: remove the EIFS siding and replace with brick, new roof, water damage repair including the collapsed floor (in one room), and the "sinking floor" in some rooms upstairs. Homes on the same road even (in great condition of course) are listed for well over 1 million dollars. This home sits on a golf course lot. Similar lots in the neighborhood without golf course frontage are offered at $225,000 - $275,000

Open Question: I want to move in the next year and a half. My condo has lost value since purchased. What is my best option?

I currently possess a 2 BR/2 BR condo in New Jersey. I bought it at the end of 2008 for $235K and have an FHA loan. I have about $223K left on my mortgage. I refinanced a year and half ago to 4.5%. We put significant upgrades into it including hardwood floors, new appliances and granite counters. We are about to have our first child. The condo will be fine with one child, but the wish is to have another in the next few years at which time I will want to buy a home with at least 3 BR's. Currently, condo's in my neighborhood are selling for around $210K. I also owe $6K because of the first-time homebuyers tax credit we received, which was actually a zero interest loan (missed the Obama tax credit, that you don't have to pay back, by 12 days). We pay a portion back via taxes every year and will have to pay the remaining balance upon selling the home. I should have about $35K-$40K to use toward down payment on my next home and taking into consideration the loss of value along with the homebuyers credit I owe the gov't, what do you think would be the best route to go? 1) Put the home up for sale, receive the best deal we can, take the hit (it may be significant), and use whatever's left from my down payment money to buy a home? 2) Rent the condo out, as long as I can make my monthly payment + association fee to arrive close equalling what I can receive for rent. Right now the gap would be about $250 per month. If I pick this option, I was thinking of refinancing again in hopes of dropping my monthly payment by about $200 and being able to break close to even every month. I have read some about this, but I am unclear whether or not I need 20% equity in the condo. Would it be worth trying to rent this out in hopes that several years down the line, when the market is back on the upward tick, I can sell the condo and receive out ahead rather than taking a 15K hit now? I feel like if I were to sell in a year and take that hit, it will drain my down payment money and effect what nice of home I can buy. Any thoughts or advice is appreciated.

Resolved Question: Why has this house's value dropped so much?

we looked at a home in a nice suburban neighborhood that was originally priced at $157,500 when it first went up for sale. The home went up for sale the first week of April. It's a split entry home with a finished basement, 2 car garage, fenced in backyard, 2 full bathrooms, 3 bedrooms, and appliances were included. The home was built in 1975. Needed new carpet in the bedrooms but every the other floors were great! We were told that several parties were interested in the home and our agent said it won't be in the market for long since most houses in the plan sell quickly and the recent ones sold were sold between $153,000-163,000. By the looks, the price was more than fair. We decided to wait to receive a bigger down payment before buying a home so we didn't put an offer in - loved the home though! Anyway, it is now June and last week the home dropped to $151,500...then again today they dropped it down to $149,500. So with every the attention this home was getting and being in a quick selling neighborhood, why the sudden drop and eagerness to sell? Could someone have had an inspection done and something is really bad such as radon, abestos, new furnace etc? We just really liked the home and I'm very curious of the sudden price drop and what exactly causes it to happen? The seller in a rush makes no sense because the home was fairly priced at 157,000. Resolved Question: why won't my home sell?

Our home is listed below its value, and its listed below what the other homes recently sold for in our neighborhood. Currently on my road there are four homes for sale. One foreclosure, one short sale, and another home like ours priced slightly higher than ours. Our home is spotless, and newer appliances, everything! I can't list the price any lower, we just want to break even on our loan. I'm at the end of my rope. I don't know what else to do. One agent said our home was the best showing on the road, another said it showed below average , and was priced to high. Its not priced to high for a non short sale home. The others that sold were foreclosures ours is not! What can I do? Any advice? Also we' ve been on the market 6 weeks and only had two showings! it is listed below its current market value.. thats the unhappy thing.

Open Question: What is the best decision for our family?

I have one son right now who is 6 from a previous marriage. My current husband and I would like to have another child, but we are concerned about space and the location we live in. Our current home is 1100 sq ft, 3 bd, 1.5 ba w/ a two car garage in mixed neighborhood of older summer homes and newer year-round homes. The school isn't very good (rated a 5/10). My son is currently attending a private school for this reason. We'd like to move but we'd lose so much on our home and probably couldn't afford to sell it. Our option would be to rent it out and purchase another home in a better area. Since this home is in my husband's name only, I was able to receive approved to purchase another home in my name only. We don't want to ruin our credit with a short-sale, especially because we can afford our home. It is currently only 10% (mort + property tax + insurance) of our gross income. We are nervous about renting too since there is a chance the renter's would trash our home and not pay. It would be very risky especially if we factor in another child. This home gives us the option of having one of us stay home with the next child for awhile if we pick, but again it isn't in the best area. We do have GREAT neighbors on both sides of us, but two streets over, it isn't great. The homes are a bit run down. People are always making fun of the area we live in and it bothers me a lot. I know the conservative option is to stay put for now, but I don't know if it makes sense to look at this home as "investment property" and then buy something new for our family. If we took that risk though, we would definitely both have to continue working. What makes sense?????????? One other note is that our home now is basically new. It was semi remodeled when my husband bought it (new kitchen, windows, roof) and then we put in new appliances, carpet, remodeled one of the bathrooms and rebuilt the deck. It really is a nice home, just tiny & not in the best location.

Resolved Question: Trouble at new job at Costco?

Hey guys, I just got a job at Costco. I was hired among 30 or so other seasonal employees, every of which are either stockers or cashiers/grocery. I had applied for the stocking position, but during the interview I unknowingly signed my death warrant when I said that I loved technology. They gave me a test on tech and apparently I passed with flying colours. They now put me in the Sales department with a bunch of veteran workers, while every the other seasonals are off doing what they applied for. The problem is that I've never shopped at Costco before, I've never been inside one outside of the interviews, I know nothing about the store's layout and I'm having an extreme amount of trouble memorizing every the manager's names and the radio commands that they've given me (to be frank, I'm scared to go on the radio to ask for something, since I don't know wth to say..). So when customers ask me where things are, or to check stock, I don't have a fricking clue what to do and usually resort to asking another employee (since my work "buddy" is usually busy helping a customer). Obviously I can't keep relying on someone else to help me forever though. The other guys working sales seem to have a good few years experience and came from previous positions within Costco, so I really don't understand how I jumped the gun and bypassed every that. The other day, a member complained about me cause I didn't know where something was or what it did (this was in the home appliances section - not the technology section) so I got grilled by 2 managers for that. I've talked to my manager/supervisor that I want to be shifted to working stock with the relax of the seasonals but he pretty much blew me off the 2 times I mentioned it. I have a feeling that he's not going to shift me anywhere. What should I do? Should I talk to my manager again (my next shift is on Monday)? I'm honestly thinking of quitting already cause I'm emotionally drained from every the criticism I've been getting the past week and I'm quite honestly sick of them treating me differently. Resolved Question: How do upgrades figure into the housing comps/appraisal?

I am looking at a neighborhood that has many similar houses for sale (and sold) in terms of style, size, layout, and # of beds/baths. Most have nice, standard finishes (kitchens and bathrooms upgraded about 5 years ago), but granite and stainless steel are rare, as are jetted tubs. One home we are considering is priced $25,000 - $75,000 higher than most of the other homes because it has had a face lift involving refinishing the floors, new appliances and counters, new tub, shower, fixtures, etc. The room layouts, sizes, etc. are still very similar to the other homes in the neighborhood. In an appraisers eyes, how much do these type of upgrades add to the value of a home when compared with less upgraded homes? We want to take comps into consideration when making an offer, but don't know how to view the difference in upgrades. We could decide how much *we* think it's worth, but if the appraisal isn't up to snuff, the deal would just tank anyhow.

Resolved Question: How to know if there are other offers on a property?

I recently found a property that I want to buy. It was foreclosed on in early November 2011. The property was listed for sale in December. I found it one week later along and wanted to look at it. My initial offer was less than offering price due to the value of the property not being what is asked. The next day my agent told me there was already an offer on the property that was less than asking. So I went up to asking price and again the next day he said the competitor beat my offer and we are looking at other houses. My question here is, is there any way to confirm any other offers on a property? I ask because it took some serious digging for me to find this property in the first place and I found it very shortly after it was listed. It definitely needs some fixing up there are no appliances at every, including water heater, oven, fridge, washer, dryer, air conditioning unit and it's in need of some new flooring. I had the intention of living in the place and fixing it up because the payments on buying a home are cheaper than renting anything in today's market. I also think it is odd anyone would go over the asking price for a property in such needy condition.

I owned a townhome with a former pal and moved out, bought a new place, and he took over full payments with the understanding he'd refinance when the market came back.... the situation: he stopped paying the mortgage 5 months ago sold 6k worth of appliances and just filed for chapter 7 bankruptcy without my knowledge. The bank never contacted me and for over a year I checked and he was up to date on payments so I didn't think to call. I understand that's my fault... But can you sell 6k of appliances you only partially possess when the other owner has no knowledge of The sale? He's protected from the chapter 7 so I can't sue him in civil court...

First of every,i am 18. On October,23,2011. My pal and I went to family video in Brownsburg Indiana,I have been going there for years at least 1 time per week. I walked in, picked out a movie, I then noticed there was a new employee there named brad. Brad does not receive along with my pal Nick. When Brad saw us both we were about 20 feet from him, but we did not say a word or make a single threatening gesture towards him. I made my way towards the video game section to pick one out. After I had chosen my game, I went to the front desk to check-out (brad was not there). I gave the girl at the front desk my information then she said” it says do not rent, hold on I’ll try to figure this out.” After about 5 minutes of waiting I noticed a police car tug into family video and park. Then another, then another. Until there were 6 or more police cars there. A police officer came inside and told us to arrive outside, so we followed him out there. We were then searched ( I had a gun and a 7inch Ka-Bar knife on me. The knife was not concealed and was in its sheath on my belt, I also have a handgun carrying allow).they took the knife out of the sheath and said “you’re not getting this back. ” then officer Hyde the female took it to her car.then they told me that Brad called them saying we threatened his life. We did NOT do anything of that nature. We did not receive charged or fined. We were told to leave and that we were banned from family video(due to a lie). The next day I called family video and spoke with the manager, she told me I was not banned and that I am allowed in there.since then I have been in there and rented a game and movie.it sickens me that that kid can receive away with making a untrue 911 call. i always have always worn that knife in the same place I had it that day for over a year and haven’t had a single problem with doing that., also i was told it was legal various times by other Brownsburg police officers. There was one police officer gift at the video store(officer Sears) that said he “warned me not to carry that” No he did not,he lied. My pal and I both heard him say that “the limit is 6 inches but I shouldn’t worry about it”. every the other times I got searched the police said nothing and gave me my knife back and I was on my way. The time that the officer said he “warned me” was when I was at a railroad track waiting for a train to cross, the officer asked me to arrive to his car then searched both me and my pal for no reason. That is completely unfair and prejudice. Was I not illegally searched as well? This is the town ordinance. (A) Definition. DANGEROUS KNIFE means any knife having a blade more than three-and-one-half (3½) inches in length, any dagger, sword, bayonet, bolo knife, hatchet, straight-edge razor, or razor blade not in a package, dispenser, or shaving appliance. (`92 Code, § 6-60) (B) Possession and sale of dangerous knives. It is unlawful for anyone to knowingly carry concealed on his person or in any vehicle any dangerous knife, or to sell or give away to any person below eighteen (18) years of age to purchase or possess a dangerous knife. Resolved Question: Where can I sell appliances in Las Vegas?

I have a couple appliances- Fridge, washer/dryer in a home that is going into short sale in Las Vegas. They are NOT considered part of the property, so I'd like to try to sell them to make a little extra cash. The washer/dryer unit is almost brand new, and the fridge is a little older, but still in great shape. I tried craigslist, but no takers. Resolved Question: What would be the motivation for a company NOT to list prices online?

There is a family owned store in my town. They have everything from electronics to appliances to furniture, can remodel kitchens, build entertainment centers etc. They have commissioned sales professionals to write up your order and can fudge prices to give package deals and discounts. So far so good right? Well I'm concerned that I can't find any pricing on their website. In fact when you talk to them, pricing feels a little fuzzy. I straight up told them, and I tell this to car sales folks too is I like to know my price upfront, before I waste the gas to arrive to your store or dealership and compare it against other prices and known invoices for complete transparency. My question: Why would a business not want to list or disclose every prices before I arrive into a store. In the name of competition, wouldn't you want to hold your head high and tell me that I can receive the same thing in their store at Amazon.com prices with free shipping and no tax? Side note, I noticed that this company is choosing new but more obscure models..stuff you can't exactly price compare to as well. Is that my imagination--or is that a tactic to stay competitive?

Resolved Question: How much value could our home be with a new kitchen?

OK, so it's not our home-- yet. And we wish it will be. It is on a short sale home and we are in negotiations on price. It needs a new kitchen, such as floor, cabinets, countertops and appliances. Right now it is a dated floor, old damaged cabinets and old damaged countertops and zero appliances. By updating this (and not updating with stainless steel appliances or granite countertops-- a less expensive route we would go) how much could we up the value of the home? We wish to spend no more than $15,000 but would try to keep it even BELOW that if at every possible, even if we have to buy used cabinets, do some sort of work to the cabinets already there-- anything. I know it depends solely on what it is and how much and lots of factors, but basically-- making a kitchen like that new... would we be glad with the increase in the value of the home?

I have an opportunity to pretty much walk into hhgregg and take a job they are offering me. It is for sales in the appliance section of the store. I've done hours of research online trying to find feedback from those who work or worked there. Most of what I have heard was negative. I realize the hours could be long, pretty much working every weekend. It is a commission job as well, which I fully realize. Most of the feedback I've read is from at least 2 years ago or before. I wanted some current feedback about this, hopefully from someone who there and in this particular department. And also because there are so many new stores opening and the company seems to be growing pretty well. Mostly I want to know, are you making the money? Resolved Question: How long would you leave something in the shop before you got angry...?

Not a parenting question necessarily but y'every know the issues I have with my appliances and electronics... I took my TV in to the repair store on Wed of last week. We are every spoiled and used to watching our huge TV so it is just ruining our lives (j/k) to have to watch our tiny one not to mention our tiny tv is not HD compatible so it's every fuzzy. Anyways, I called Friday and she said he hasn't looked at it yet. She said they would know Monday. I call today and they still haven't got around to it... which is fine but I told them there are TVs the same size as mine on sale until Thurs. and I need an estimate before then to figure out if I am going to keep the old one or buy new. Am I being too impatient or should they have an estimate when they told me they would? (Yesterday) I can go without it... the problem is that the new TVs are $400 off... so I will theoretically lose $400 ona new one waiting on them to tell me the problem with mine.

Resolved Question: Termites in the house. poor pre-buy inspection? Can i hold them accountable?

So I purchased my home (2 story concrete) in Guam Dec 31, 2009. Prior to the purchase (20 days), a termite inspection was done that said no indication of current or past infestation. There was nothing on the seller disclosure form. Jump 10 months later as my hand is falling through the cabinet base beneath my sink and into a termite carton nest. Over the next 3 months, as I had a pest company treat and install bait stations, I found termites on every 4 walls. They had been using the gap between the jypsom board and the concrete blocks as a haighway to receive to the wood. Another spot had a carton nest that had filled a column (1' by 1') from the top down, for about 3 feet. the termite company I am using say the home was likley never treated properly when it was built (2006) and that the termites had to be in the home during the pre-sale inspection. Well of course I pulled down every the drywall downstairs, gutted the cabinets and removed every the door frames.The pest company has drilled and loaded lots of chemicals. I am finishing the concrete walls with cement vice drywall, and new cabinets just got on island. So here I am wondering if I can hold the initial termite company somewhat liable. Now I am not looking for them to pay for my cabinets or appliances that I am buying, but what about the labor cost of repairing the walls and the material cost? Guam tiny claims court limit is 10,000, which should cover most of it. With the exception of getting my current pest company to testify on the length of infestation, is there any other way to prove length or to hold them accoutable? What about my agent? Are they culpable for ensuring the inspection was done properly? Anyone who has purchased a home and within a year is gutting it due to termites or some other hidden reason , I am sure can relate. Looking for some advice. Thanks

Resolved Question: (Long question) Offering 100k lower than asking price on a house?

My husband and I have been looking for houses in a certain subdivision. Most of the houses are going for 190k to about 215k being the highest. There was one home that sold 9 months ago, which was the highest in the subdivision in the past 12 months, which went for 239K. But mainly for the past 2 years, these prices have been very consistent. My question is, a home just went up for sale in the same subdivision for 345k!!! every the houses in the subdivision are very similar and nice of your typical cookie cutter home, but the inside of this one has been completely updated. I know they can put whatever they want for asking price, but how do they justify the comps? Would it be wrong to offer them a little higher than that highest price home, say 250k? What's really realistic? I found that they bought the home about 1.5 years ago for 210K, but I couldn't even say what money they put into it, because it has nice upgrades with hardwood floors everywhere, granite, new carpet, new stainless steel appliances, etc. So to every experienced real estate agents and home flippers, what do you think the sellers are going to accept since their asking price is so off base?

Resolved Question: What do you think our rental property is worth? Looking to put it up for sale.?

So currently, my mom and me possess a rental property. The current renters bought their first home (congratulations to them) and are moving out the 31 of october. We have owned the home for five years and originally purchased it for $190k. It is 4 bed and 3.5 bath, 3 car garage, 2,100 sq.ft., has a heated beach style pool with a short fence around it and sensors on the door (the current owners have a mentally handicap child and we installed the sensors to give them a little more piece of mind, even though it wasnt required by law). Has newer appliances (2 years old) that are stainless steel, a big family room with fireplace, big kitchen with a butlers pantry, hardware floors and tile in bathrooms and kitchen area, big fenced back yard, on 5 acres with full RV hookup. The front and backyard have fescue grass that has been well maintained and there are also mature trees throughout the property. We have put in about $120k of work. The appraiser is coming out next week but i nice of want an idea of what we should ask. Also, the home was built in 1989, so its not that overly old. Everything is also up to code. If we add up what we purchased the property for and what we put in, it would add up to $310k but we would also like to make a little profit. Oh, and the home is in fresno county, ca in county lines, not city limits so farm animals would be an ok. I meant to say the current renters of the property, not owners. Also, homes within a mile radius that are currently for sale are going for $300k - $650k, so there's a wide range and feel like our home is one of the nicer ones. Also, we got the home so cheap because it was a foreclosure.

Resolved Question: How would I resolve this problem with a national company?

At the end of December, my dishwasher gave up the ghost. So, I went and purchased another, from a national company in Canada, whom I have had dealings before. Long story short, the company had a great boxing week sale, so, I bought Boush Dishwasher for almost half price, and paid an additional installation fee of two hundred dollars for a certified plumber. This is one of the top lines... of dishwashers. The plumbers arrived, a lady and man. After two visits, which have totalled seven hours, I am left with a dishwasher that is not working. Additionally, I am still waiting for this company, to honor their agreement, in good faith. This new dishwasher was supposed to arrive today, but again, has been postponed till tomorrow. After several attempts I am feeling that I have been passed around, the bottom line is I no longer trust that this is not another guise, to offset me. I am left with a malfunctioning dishwasher, out eight hundred dollars, and trying to deal with a company that is quite oblivious to ethics it appeared. This is supposed to be a Top notch Company in Canada. Our prices are higher than in the USA, so this is a fair price by our standards. I have never encountered a company that does not stand by their appliances, or workman. So now I find myself, trying to deal with one employee after another, who seems to have no authority, but every insisit they are the acting floor manager. I am really beginning to feel, i am being scammed. Never have I experienced such a lack of service, commitment, from a company. So, what do you advise... I have written a letter to their Head Office, and it was returned.. by email.. Do I need to send a letter by registered mail to the store, as I purchased this Dec 28, with a delivery on January 4th. Has anyone experienced this nice of situation? I feel I have been transported to the Twilight Zone... by the employees of this firm... Thanks for the help, as I am in a quantry, and am uncertain as what to do now. I am astounished that any company cares so little for customer relations. Also, that I have not received what I paid for. I find myself at a loss as to know how to deal with this company. This is a real case of a lack of ethics, and fraudulent... so what are my options. Resolved Question: Credit score and new credit from department stores...how bad with this hurt it?

I've been looking to order appliances from The Brick. The holdup was that most of the appliances are not in until the end of the month and they no longer carry the Fridge that I wanted (even though it's listed on their website and they told me they could receive it). One of the sales guys I'm dealing with said I should go over to Leon's to look at models then let him know which one I liked and he would receive it for me. No such luck. If I order from the Brick I will have to receive a slightly cheaper quality fridge from the one I want. I'll also have to wait until May 10th to receive my stove and June 1st for the microwave. The annoying part is that Leon's has every the right models(including fridge I want) and they're in stock. I had applied for a Brick Card a few weeks ago, since I intended to buy from the them, but it turns out Leon's is similarly priced anyway. My question for you - Is it a bad idea to apply for credit at Leon's since I already was granted a $5k line of credit at the Brick? I want to buy every the appliances from the same store. I know it will my score, but how bad? I figured if I receive the price I want when I go to Leon's tomorrow, I could cancel my Brick card and just go with them. Let me know what you think. Thanks. Resolved Question: How can I help my mom with her hoarding problem?

My mom has a hoarding problem. My grandmother (her mom) is much worse so I think my mom fails to recognize that she has a problem because she compares herself to her mom. When I was a child I remember going to my grandmothers home and there was only little walkways to receive through her home. Every room was jam packed with junk. There was junk stacked on the counters and stove and table and floors. Things were stacked so high I could not look over them. My mom is not quite as bad but it just keep getting worse the older she gets. My mom keeps everything. She has a need for everything. She keeps and reuses plastic spoons and forks and cups. My mom has broken appliances in her garage. She keeps saying she is going to receive them fixed but they have been out there for years. The worst is when she hoards food. I have tried cleaning out her fridge but she will not let me receive rid of anything. There were things in there that have been expired for over three years. When I went to toss it she said she would give it to the wild cats outside (BTW that pack of cats keeps getting bigger). A couple of weeks ago we tried having a yard sale. My mom priced every of her used stuff at prices that you would buy it brand new. She was unwilling to negotiate with the prices. She sold nothing. My brother constantly argues with my mom about every of her junk. He tries to tell her that she is heading in the same direction as her mom and that if she continues that she will lose her family because (just like our grandmother) nobody from the family will visit. My brother is right. My mom puts more importance in her "stuff" than her possess family. How can we receive our mom to take the initial steps to receive the help she needs for this problem? She's not quite as bad as the people on Hoarders but she she's heading in that direction. We've had her watch it and she always says she hates watching those reality shows. Then she gets up and finds something else to do.

Resolved Question: I have a small home on approx 2/3 acre. How do I get quotes for tear down&/or auctioneer for house materials?

I'm not sure if I should tear down the home and then sell the property. I have put money into the interior thinking I would stay. I bought new appliances (stove, dishwasher, washer & dryer), also a new furnace, hot water heater, light fixtures, new countertops in kitchen, bathroom vanity, air conditioner. Home has pella windows, 14 glass sliding doors, beamed ceiling, paneling, hardwood floors, 2 fireplaces, 3/4 brick exterior. Finished basement with bar. It's only a 2 BR with 1 1/2 baths. It's located in the Wood Dale area of Illinois close O'hare, on a dead end road, close expressways. Homes in the area are being torn down or added on to making much of the area larger newer homes. I have put up a For Sale sign just to receive an idea of what people would pay. I need as much as I can receive out of the property to live on. I need as much feed in as possible to do this. The home was built in 1954.

Resolved Question: My dishwasher sprung a leak when my home inspection (house sale) was taking place.Do I spring for a new one?

In the contract, it states that every appliances are in working order. The Inspector ran the dishwasher during the home inspection and a flood of water came out the back of the machine. We have been using the machine for the past 10 years, without incident. It decides to act up just when the Inspection takes place. Now the buyer wants a reduction in the purchase price as she feels that she should have the appliance in working order. Is she entitled to the amount of a new machine?

The appliance sales person told us that the exhausting capabilities in the over-the-range microwaves aren't as good as what you can receive in the new over-the-range exhaust hood type units (which I can understand), but I find it difficult to believe that the fan built into a new appliance isn't as good as the 20 year old vent hood that we replaced. Resolved Question: County owned prospectus home purchase?

We had an accepted bid on a county owned home. In the appraisal information the home had a range,fridge and washer and dryer in the home and are things that added value to the home which we assumed that arrive with the home. When we put a offer on this home it is a closed bidding process and according to the county it is a as-is sale. They really do not go out of their way to show these property's like a realtor would do. We then went and looked at the home and looked in the windows we noticed that there were no appliances in the home they were gone and probably taken by the last tenants that rented that property. Is the county liable for giving us the value of new appliances? Is it even the county's issue since it is just in the appraisal of the home that there is appliances?There is no listing info on this home which would state what is included just the info in the appraisal. How should i go about getting this resolved. I do not believe the county knows about this should we tell them now and try to arrive to a agreement before we pay for the home or wait until after?

Voting Question: Which group do you feel deserves welfare more, military families or civilians?

Someone brought up the statistics that military families are using Food Stamps (aka SNAP) than civilians. After researching the article sent to me and doing some more follow up, this may be true; however, as a military wife I wanted to clear some things up from living this lifestyle. Most military families I know that use Food Stamps have over average base housing in gated-like neighborhood settings, possess more than one vehicle (usually something very modern and nice I know at least two families that just bought new cars), do not pay utilities, have major appliances, many possess homes and rent them out in other parts of the country, don't pay for medical care, sales tax (when shopping on base), and receive great discounts at many places. The only reason they can quality for food stamps is because they pick to live on base that results in the removal of their BAH. It is a choice to do that, not an unfortunate displacement that we every are typically thinking of when people apply for food stamps. If you live off-base, you can keep your base housing allowance (which can be up to the same amount of your base pay like ours is) and live a great, welfare free life. You may not be able to have the best things or the best housing like they have on base, but you don't take advantage of the system. Given this information, which group do you feel is more deserving of food stamps?

Resolved Question: House renovation finishings and selling?

Our home has recently been reno'd with moderate end finishings (I.e. maple kitchen, granite bathroom countertops, laminate flooring, higher end faucets, fresh paint, tankless hot water heater, new plumbing, electrical, high efficiency furnace already in place, 2 new full bathrooms with jetted tub, stainless steel appliances, etc). Our home inspection report was good, with only a tiny handful of minor suggestions (no actual deficiencies). Our electrical, plumbing, etc. was every professionally done. Our home is older and smaller but has been completely renovated inside and out. We are priced fairly based on the market. Most of the other comparable homes in our price range have little to no upgrades or renovations. Our agent says we need to be the best in our price range, which confuses me because it looks like we are. Overall, our home looks good but there are some minor (cosmetic) issues with drywall finishing, paint, moulding finishing, etc. in some areas. My question is, would we be expected to list much lower to receive an offer if the problems are minor cosmetic issues? Overall, the home looks very nice. We had one person say they hated the home, that it was unprofessional, and that it was priced too high. Another also complained about the finishings, so we tried to do some touch ups. We have had some pretty positive feedback too. Do finishings really make or break a sale, or are these people simply trying to receive us to lower our price? Based on what we've seen, our home is not perfect, but it's fairly priced and a good value (based on comparable listings). What makes more sense, to lower the price, or fix the finishings (which it looks like we will have to keep up to hire someone to do)? What is the real problem here and how to fix it? Thanks! As a buyer, would cosmetic finishings cease you from putting an offer on an otherwise good home? Also, our kitchen and bathrooms look pretty professional aside from the minor finishing issues. The home does show well overall, it is spotless, clutter free, and staged. Our home has decent curb appeal overall, but since it's winter and we have 3 ft snowbanks we can't really stage much outside until spring. :) I guess what I'm really asking is, are people being "picky" about a wall finish, trim that needs to be siliconed, or paint because they are not glad with the price, or would that *really* break a sale if the home was otherwise good? I need to figure out if we should drop the price to "compensate" or if it would be smarter to actually fix the things being complained about. The reason why I ask is because we obviously would need to keep up and hire someone to touch up the areas that need the work. We obviously are not good enough to do it ourselves. :) I don't want to lower a fair price either if people are still going to complain about the same things, then we are no better off. But would you still buy a home for the "right" price if you didn't like the finishings? Or not?

Here is the question: Even though World War II was not fought on U.S. soil, the war had a profound impact on Americans in virtually every facets of life. Discuss how the war changed daily life for Americans, the role of citizens in the war effort, and the economic and cultural changes that occurred. In addition, how did various groups, including women, Japanese-Americans and African- Americans, look their lives change because of the war? Finally, why was the U.S. bound to be a different place after the war? Answer: In order to finance the war,the United States government was willing to spend whatever was necessary. High taxes paid for about 41 percent of the war. The government borrowed the relax of the money from banks, private investors, and the public. Starting tardy in 1942, the Treasury Department launched bond drives to encourage Americans to buy war bonds. Deficit spending brought wartime prosperity. The War Production Board (WPB) was set up in January 1942 to direct the conversion of peacetime industries to those that made war goods. To centralize agencies such as war production, labor questions, and scarce resources, the President organized the Office of War Mobilization. During World War II, factories that once produced consumer goods converted to war production. The Ford Motor Company built a huge new factory to make B-24 Liberator bombs, using the assembly-line techniques used for cars. Resolved Question: Would this be unreasonable? How much is reasonable?

I am considering the purchase of a home for sale at 170,000 dollars. I am scheduled to view the home but I have not seen the inside or any pictures of the inside. The description of the home claims that the inside will need some renovations such as new flooring, paint and replacing some equipment on the over ground pool (pool liner). This is our first home and I assume we will also need extra money to furnish updated kitchen appliances and to furnish the home (new sofa, etc.). How much is reasonable to negotiate to the seller? As I said, the home is listed for 170,000 dollars. It would be a huge help to bring that price down to 150,000 dollars, but is that unreasonable? Please educate me on what would be a decent, fair offer. Thank you so much for any advice.

Resolved Question: Is there a place that will pay you for your miscellaneous possessions/assets?

My grandmother died and I am now left with her things. Problem is-she was a mega hoarder and had money to spend when she was alive. I can't even put in words how much stuff there is, but i sick try. There are 5 cars-4 are NOT drivable. Where can I part the the 4 out? There is an entire home which is basically a mini-manshion literally piled to the ceiling on the inside-in every single room- with clothes-half of which have never been worn and still have the sale sticker- she also has countless books-at least (3000) which are mostly brand new. She also has old appliances like crazy. There's lots of cooking stuff and maybe even more cleaning stuff- probably 40 different machines. The relax of what is in the home mainly consists of items she mail ordered and then didn't use so the majority of that stuff is also rather new if not unopened. Basically, I would like to still receive some of the value back from the stuff without simply giving it away to goodwill for a tax return. I want to know where is the best place to receive rid the stuff while still getting some of its value back in cash. Thanks in advance.
