Resolved Question: If You have already accepted an offer on the house you are selling, Can you back out and reject the offer?
Our home is for sale, and a lady offered way below our asking price AND threatened to drop the offer if we didnt let her keep every of our BRAND NEW appliances. We have another person who wants to put an offer down that is equal to our asking price AND she has her possess appliances, and we receive to keep ours. My dad (Who is a pessimist) Doesn't think there is anyway to backout of an offer we already accepted on our home, to accept this new offer. Anyone know anything about this legal housing stuff? Any realtors on here that can answer my question? Are we LEGALLY locked in unless this lady backs out ?? Help :( Were going to be SO IN THE HOLE if we go through with this crappy offer.. MY PARENTS JUST DONT hear TO ME! :( rtfm - for your info I tried to tell them to wait on this offer BEFORE they accepted it. Or to go in with an escape clause, which states that if we have a second offer arrive in which we prefer over the first, we can accept that and the first offerer has 48 hours to sell her home and close her conditions and lock herself into buying our home, or her offer is history (Something along the lines). But, my parents said no.. We probably won't need to do that, we will settle for less, and just have to try to manage to receive by with not enough money... ugh :( and madamsma - I totally agree, I couldn't understand why my parents would accept such a LOW offer and with so many crappy conditions.. I tried to reason and tell them this was a bad idea, but they were anxious to just sell our home and receive it over with I guess.. :(

Resolved Question: Can we be denied the house we are about to buy?
We were approved for a loan to purchase a home 21 days ago from a local bank (bank owned home, foreclosure) the closing date is set for exactly a week from now. Not thinking, last week we opened 2 sears accounts to take advantage of some good sales on appliances (the home has none) and now we are worried we could be denied our loan! What is the liklihood the bank will repull our credit if they just did less than 30 days ago, and if they do, will the new debt be on the reports yet? We took advantage of no interest no payments for 12 months on the cards, and in the meantime, paid off a very high interest 3K balance credit card. We haven't even gotten the Sears cards in the mail yet...The appliances aren't even scheduled to be delivered until the week after closing. I could return them if this is a huge risk to our mortgage. also, just found out yesterday that the bank is giving us a $3K appliance allowance. We have "spent" $2500 over that at Sears. How do appliance allowances work anyway, and can't we show them a receipt and they pay the bill? I'm guessing the first Sears bill won't be due until mid-Nov.

Resolved Question: We're moving to nevada from wisconsin.. help?!?
Ok, so heres the story. My fiance's mom is going to be putting her home up for sale and is interested in moving to Neveda (Henderson area). My fiance's sister lives there, and we've been there a few times and agreed we'd go with his mom to keep her company. We are going to be living in the same home, along with my fiance's best pal (long story how he got involved too). Anyway as of now, we're looking to move around august/september 2010. Well his mom is for sure going to fly down. She doesnt plan on bring much, mostly buying new furniture once we're there. The plan is, her & I will go down there, receive the home and everything set up for the most part and everything. But then there's the 2 boys, a dog and 2 cats. We also have 2 vehicles for sure going. Would it be a good idea to receive the 26' uhaul (2 whole bedroom sets are going, plus lots of boxes, appliances) and a tow behind for the truck (One of the vehicles for sure going)? Then I fly back and steer the car down following the boys? (A pal already said she'll ride with me and fly back). Also, with pulling a vehicle behind, can you put boxes and such in that vehicle as well? Sorry if it got confusing! Please help!

Resolved Question: Should I be upset at my in-laws?
My in-laws already have very little interaction with us anyway. They have an adult grandchild their lives seem to revolve around. We have 5 yr old twins and they live only an hour away and I could count on two hands how many times they've been here. We both work full-time and have very little spare time. They are retired, have a nice income, and do really nothing but help with an elderly relative from time to time and kiss the adult grandsons rear. He works in their town, and although married, is at their home every day for lunch, among every the other crap they do for him. Due to their finances she constantly gets new furnishing and appliances. She usually gives the old, perfectly fine ones, to this grandsonn or their son (his dad). recently the one furniture item I expressed I would adore to have, a rocker adore seat, was going into a yard sale they had. I had my husband talk to her and he rarely does, makes me always talk to his possess mom, and she said we could have it. She mentioned it was going into the sale for $50. I was hopefull when he actually went to receive it she would give it to us. Nope, wanted the $50. I also should mention this happened the same week my possess mom, who is always there for us, literally gave us the home we live in, due to a trust disbursementt from my fathers passing. My mom is on a very fixed income, but needed this excess rental out of this trust so she had no excess if she ever needed nursing home aid, so she does not have actual money like my in-laws. We rented this from her over 15 years and have more than paid for it. Ok, so my mom who has no money gives us a home and my in-laws who are loaded sell us a used sofa!? They have also done other weird stuff like one time when we were really strapped for $, after the twins were born and I had not yet returned to work, brought us a box of the wrong stage baby food, from a discount store, so it was cheaper but not even food I could use then, with a receipt in the bottom of the box my dad is law demanded paid for! SO, should I dislike them (for lack of a batter, more mature term)?

Resolved Question: What are some good ways to sell inexpensive household items?
Hello. My cousin has to re-locate within state because of a new job offer. This will happen within 3 - 4 months. However, there are various tiny and inexpensive items he has in the tiny run-down home he lives in (books, non-designer clothing, tiny appliances) and he would like to sell them to make some extra money. He has tried Craigslist repeatedly, only to receive tons of e-mail phishing spam asking, "do you really want to sell this?" He is reluctant to hold a garage sale because the exterior of the home is deteriorated, thus likely to make potential buyers reluctant to purchase the items. Does anyone have other suggestions on how he may sell these items? Thanks.

Voting Question: Should I buy extended protection agreements along with my new appliances?
I went to a very popular national retailer and got price quotes for 13 appliances for my new 2-family home (2 fridges, 2 ranges, 2 dishwashers, 2 washers, 2 dryers, and a water heater). The sales person included 3-year extended protection agreements for every appliances in the price quote. The total dollar amount was $1,500 for the protection agreements themselves. Should I buy protection agreements for any or every of the appliances? I was thinking of at least buying the protection for one of the washing machines since it will be a front-loader and I am unfamiliar with them and have read about people having trouble with them.

I have rented a one bedroom for the past 10 years. I found a DEAL on a one bedroom condo in a high rise building for $59,000. It is a short sale. It has every the upgrades I want such as granite counter top,new cabinets,new appliances,remodeled bathroom w/marble tiles,hardwood floors. I have a ALWAYS DREAMED of living in a high rise building. The assoc fees are nice of high $290 per month, but I would NEVER want to possess a home because I do not want to deal with the maintenance. The views are spectacular and it's very close to my office but also very close to the Midtown/downtown areas. People always advise me condos are bad investments, but I would not feel comfortable purchasing a home, so it's buy a condo, or keep renting!

Resolved Question: selling home in a not so desired neighbourhood. Worst financial mistake of our lives or just bad luck?
We are trying to sell our brand new condo townhouse in a downtown neighbourhood. Its a beautiful unit with lots of upgrades like wood floor, cermaic backsplash and stainless steel appliances. Its been on the market since last week of may and there is no a single offer. We got the news from our realotr that the neighbourhood is the problem. Its a new revitlized community with one end of the housing communities. And our home faces the community homes. People are getting bad reviews about the entire society and houses are having a tough time selling. Still homes on the inside or other end of the road are selling. We have 4 more units up for sale on our road and none are selling coz of community homes. We are thinking of taking our home off the market but putting it back after 2 yrs. We are worried that this might have been our worst financial mistake. Do u think its a good decision to take it off the market?

Resolved Question: How can I estimate the marketable value of my home?
I inherited a 2500 sq ft brick Victorian home in a tiny village in upstate New York. My parents paid $35,000 for it in 1975. It's just to big for me to maintain adequately, being an almost 60 year old lady living alone. I've been ripped off by numerous contractors who take my money and I either never hear from them again or they do shoddy work. The summer of 2008 I decided to place it on the market. I spoke to several real estate agents, some wouldn't even take it citing that with the housing market the way it is, they could only take the most valuable and saleable houses right now. The style, size and needy condition of my home made it more of a liability to them. One even told me that I probably would be lucky to receive what my parents paid for it since it would have to be gutted and re-built because of the outdated heating system, rotten subflooring, and the damage caused by the numerous cats may mom kept. The realtor that finally agreed to handle it slapped a $195,000 price on it. Only four people looked at it and I think most were either looky-loos or flippers who were hoping to receive for much less. In either case I never heard further form anyone. In November, by mutual consent with the relator, I removed it from the market. I am living it and I don't think it's in as bad shape as some realtors say, although I admit it could use some updates in regard to the furnace and appliances. It is assessed at $162,000. It would make a great B&B in out historic little community for someone that wanted to put some work equity into it. I may want to try again, but would like some opinions as to what price range would be reasonable and I'm not a victim of agents who put too high a price on it preparing for a long wait but a larger commission or ones that lowball it and are just looking to make a quick sale.

Resolved Question: First offer on a house?
I'm looking to buy my first home. The area is basically having a flame sale on homes. Tons of foreclosures. So it has pushed the price of homes way down. The home I'm looking at has a 2-3 year old roof. Bathrooms redone with tile, new toilets, sinks and cabinets. It also has new carpet throughout(the cheapest carpet they could find). It comes with kitchen appliances- dishwasher, stove, fridge. every are fairly new. The home is a 3/2/1 1350sqft on .25 acre. The garage was basically converted to a workshop though. I will need to rip out every the built in benches and tables before i can park my car there( I know, I know I actually use it for what was built for). The kitchen also looks like it's stuck in the 80's(big money to update). Overall it's in good condition. They are asking 69,900(I told you it was depressed, lol). My Real Estate Agent said in this market I should ask for the world. Is 20% off their price and asking for closing too much? for anyone wondering. It's in Florida. Right now lots of people are trying to receive out. You can find foreclosed homes that have been on the market for years dirt cheap, and neighborhoods of new homes nearly abandoned because of every the foreclosures. It is starting to recover though. I plan on buying a condo/townhouse after the first of next year for an income property. Lots of people need a place to live, but just don't have the credit anymore for a mortgage.

Our stove went & we were going to just receive a new range, but Best Buy has a 4 piece stainless steel look (silver mist) set (fridge, over the range microwave, gas range, & dishwasher) on sale right now...but the reviews I've seen for Frigidaire are overall not that great...we have a Frigidaire washer & a chest freezer by them that we have had no problems w/ whatsoever, but I've never dealt w/ their kitchen appliances.

I purchased a running restaurant on March 1, 2010 in California. I re-model the whole place and opened for business on March 16th. This is my first business so I don't really know much about business tax filing. I received a notice that I have to file my tax quarterly and file my tax from March 1st-31st and the deadline to file is April 30th. Do I have to claim my business expenses such as re-modeling, new kitchen appliances, new furniture, construction fees, etc. now or wait until the end of the year and only report the total sales from March 16th - 31st. Resolved Question: If a house seller buys new appliances, fixtures, and remodeling materials, is it a concession?
Suppose a home seller and buyer make a deal where the seller will pay for new appliances, fixtures, remodeling materials, etc.. First, the buyer gives the seller a big deposit, such as $10,000, as earnest money to buy the home. Then, the seller and buyer go shopping together, and spend the $10,000 on the new stuff. The buyer then does the work of installing everything and doing every the remodeling work, before even getting a mortgage. Then, with the new stuff installed, they receive the home appraised, at a higher value because of the new stuff, and the buyer applies for a mortgage based on that higher value. The question is whether the buyer has to inform the mortgage company that the new stuff was purchased that way. In other words, is it a concession, or just a pre-sale home improvement? The mortgage company is informed that the buyer has paid the seller a $10,000 earnest-money deposit, of course, but is there any need to also tell them how the $10,000 was spent?

Resolved Question: Kitchen remodeling quote too good to be true?
Recently we're going through the process of remodeling our kitchen and have been having different companies visit and give us quotes. Today a company called "Direct Remodeling" based in New Jersey gave us a quote that's too good to be true and I was wondering if anyone has any information about them because every my internet searches on every the popular review sites turned up zilch. For the same price that 3 other companies quoted me, the sales rep from Direct Remodeling told me they were willing to go further by giving us new tile flooring completely knock down a wall to turn into a half wall and fix any and every plumbing/electrical challenges this would cause with no extra cost. They said the way they price things is by 'project pricing' as in its locked from the start no matter if extra costs arrive up later such a needing to reroute an unseen water pipe or moving cabinetry to new spots. On top of every that I would receive a 20-25% discount on PC Richardson appliances with their special 'contractor' discount. Are these guys for real? Or am I just looking to receive knifed for the 40% downpay they are asking for? *edit* Their website is www.directkitchens.net

Resolved Question: In these difficult financial times, what do you do to economise?
Hello every! I was watching on Oprah the other day out this lady who was the main bread winner in her household who lost her job and now they were struggling. She said she now doesnt eat breakfast or lunch because she thinks that it is one less sandwhich for her kids, and that they are struggling to keep their home, and struggling to clothe their kids. But I saw her driving a car in her little video, and she opened her closet and shows the audience every her old corporate clothes and shoes and said she misses them. I mean I understand about the home because starting over somewhere else might be worse and not wanting to uproot the kids etc. But for me, if it was getting to the stage where I was worried about feeding and clothing my kids then I'd be selling the car and ebaying those coporate suits! There is a difference between economising to pay for say a holiday...and going without takeout and clipping coupons and economising to be able to survive. I am economising a lot at the moment because we have just had our second baby and my husband has just had to cease his second job. I'm not working at the moment, and our new home won't be ready yet for a while so we are paying rent, mortgage and my husband has lost his second salary. I use each tea-bag twice. I keep meat (which is expensive here) for weekends and during the week we eat vegetarian (incl fish), and we eat lentil soup alot which is dirt cheap and has lots of iron and protein for my little girl. I gladly accept hand me down clothes from friends, relatives and neighbours for my girl, and I make do with what I have. I always ebay, always look for sales. etc etc. I even give my girl a toastie for recess at her preschool because its atleast half the price of a yoghurt which if she eats at home, atleast I know that if she doesnt eat every of it I can put it in the fridge for later. Anyway, if it was down to not eating, I'd be selling my car, eating soups, selling any jewelery and electrical appliances, ebaying any personal items salvagable and not needed. My husband's family was very needy when he was a young child, his mom had to sell her wedding rings and his baptism cross! Liam- what the *** is your problem. Did I say that I felt difficult done by? Did I say that I was mad with my position in the world and that I wish I had minks and caviar? I am ecstatic that I am able to afford a home, and we are economising and doing every damnn thing we can to receive it! Owning my possess home is a dream. And yes you w*nker I have been to India and rural China and volunteered at local hospitals with a charity organisation. Which opened my eyes and changed my foolish teenage dream of wanting to be like the girls in sex in the city, to simply wanting to possess my possess home out right and provide a stable life for my girls. YOU sir, are a class A A**HOLE Everyone seems to have missed the point of the question. Only Tropical One answered properly. Why is everyone attacking me! By the way I am not in the US and I am not American! Trust me, even in the financial crisis you guys have got it better than most of the world. I live in Greece where I dont know the offical figures but probably atleast a quarter is below the poverty line. Before I had kids I used to work a 10hr day, 7days a week for 30 euros a day with no insurance, and you dont receive breaks here, you receive a five minute sandwich time, if there arent any customers. And the government is half corrupt. Simple bloody question. is it that difficult to answer without judging!!??

Resolved Question: Should we buy this house?
My husband and I are first time home-buyers. We have looked and looked in our area and keep coming back to this cute little historic fixer upper. It is a 1920s bungalow that is in livable condition, but could really use some upgrades and general updates. Here is a link to some pics... http://ella.slis.indiana.edu/~jarodger/HousePics/home.html The home is offered for sale through a historic preservation society in our area, so they want us to restore the exterior by fixing up the porch (we have the option of keeping the 1950s limestone style porch, or going back to the 1920s style wood porch), and pulling off the aluminum siding and repairing/painting the wood siding underneith. In additon to these required renovations from the historic society, it also needs some work on the interior...electic and plumbing need updated and repaired, bathroom needs to be completely updated, and they have a converted attic that could really use a serious facelift. But, the home has a new roof, new furnace and central air, every brand new appliances. It is structurally sound and has a lot of the original wood fixtures like windowsills, original wood floors, trim, etc. Oh, and it has a nice sized yard and is located in a designated "neighborhood" in a college town, about a 10 minute steer from the college campus. Its priced at 75,000 and with a 203k loan, we can take out up to 35,000 for repairs and renovations, but we don't think we will need that much to receive it started. We are thinking more like $20,000. It's had an inspection already...we will do another one, of course, but every of the issues that were uncovered were fairly minor. We like the home. We adore the location. But we are scared! What should we do?? The 203k loan is a type of FHA loan that allows a borrower to finance the cost of the home and finances repairs to the home in the same loan. The total amount of our loan would be between 95,000 and 105,000 depending on how far we wanted to go with the renovations.

Voting Question: Bank approved our short sale offer-sellers are making demands?
Hi, I'm glad to say that our short sale was officially approved by the bank today. We have the approval letter in hand and will start escrow soon. The home is owner occupied. They are the original owners and purchased the property brand new about 4 years ago. The owners said that if we don't give them several thousands of dollars for the refrigerator, washer/drier/ blinds and built in appliances that they will "allow" the home to go to foreclosure. Since we have approval from the bank to buy the home at a given price, can the occupants actually make those kinds of demands of us? Our realtor says he can't receive involved with this or give us advice. I'm not really sure what to do. I feel badly that these people had to short sale their home due to financial issues. If they had asked us if we wanted to buy some of the appliances, I probably would have been open to that. But I hate that I feel like they are manipulating us and trying to force us to buy this stuff or they will mess up the deal. Do I need an attorney? I don't want to buy from hostile sellers and want to protect myself and know my rights. Any advice? Than

Voting Question: How to remove logo from microwave?
My microwave recently stopped working so i purchased a new one. I have every GE appliances, but i got a Hotpoint because it was on sale for like half the price of the GE and its the same company anyways. heck even the instructions in the box say "your GE microwave"... I didnt realize how obtrusive the "HOTPOINT" logo in great big bold, high contrast letters was until i got it home. The microwave itself matches nicely but the logo has to go. Is there an easy way to remove the logo without scratching the white plastic faceplate thing its printed/screened/glued/painted on?

Resolved Question: My landlord is selling the house we are renting short sale and didn't inform us. What should we do?
We are renting month to month because we had considered moving due to the fact that our landlord will not fix the broken appliances in the home. We liked the area so much that we decided to improvise and stay for the moment. Anyway, my parents have been looking to buy a home in our area and came across the listing of the home that we are renting. Our rental was listed as a short sale. About a month ago the landlord called my husband and said that an appraiser was coming out because they were trying to refinance the home. Now a month later it is listed online as a short sale and we still have not been notified. How long do we have left? Should we start packing and looking for a new place? How can I receive my deposit back? Why wouldn't the landlord notify us of his intent to sell? Can the landlord give us a bad reference just so we receive rejected from other places and he can keep us there till the home is sold?

It didn't sell for a whole year after being on the market? When we first moved in our Double Wide home 3 years ago, which is a 93' model, it had old fridge, stove, washer, and dryer (maybe from the early 90's). We replaced every of those appliances in a matching set. They are every white fridgidaire. We bought those brand new. Also since we moved here, he replaced the whole AC unit and Hot water heater. He also painted a few of the rooms which were wallpapered from when it was built.. so you can imagine the walls looked nasty. The only thing i think will turn people away is the carpet, which is a blue and has wrinkled up i guess you could say. We are talking about having someone arrive in and clean it and tighten it up. Also, the kitchen floor has a few mud stains on it and some other little problems here and there (nothing major). We are trying to receive out of debt and that is why we are trying to sell the home. He bought the home 3 years ago for $98,000. When we got it appraised a year ago (before we updated everything and made every the changes), they appraised it as 121,000. I was shocked. Now that we have done every of these repairs, i am thinking that if we sell, we can use the remaining balance to pay off our debts, receive married and move into a nicer home with cheaper payments or at least look for something in better condition. We have 2 loan bills over 1,000$ a piece from having to replacing the AC and a couple of other reasons. We also have 2 credit cards and our furniture bill that we racked up from buying the new appliances for the kitchen. Since our credit is bad, we cannot receive approved for a home equity loan, a personal loan AND we cannot refinance. My boyfriend has a 12 hour job that he works 6 days a week and he would receive a 2nd job to receive out of debt, but they keep changing up his hours and they are not understanding about anything. Everything is very overwhelming and difficult to deal with and selling the home seems to be our only option of saving from foreclosure and causing our credit score to drop even more. Please let me know what you think we could do.. and also.. if we put the home up for the market, are we allowed to have our stuff in here while they arrive look at it? I always look pictures online of homes for sale and they are always empty. :/

Resolved Question: I think my property is stolen, please help!?
I have a property in Collin County that has been vacant since 12/2008. I have been on and off putting up ads for rent on CL for my property. I am also in a process of a loan modification. Last week, my neighbour called me and told me that it seems like someone has moved into my home; trash taken out on designated days, lights on at night, new landscape etc. They went over and asked what is going on and was told by the lady that she had bought the home on foreclosure. I called up my bank again, which I had just spoken to a few days before and check with them. My loan modification is still in process and there is no foreclosure activity going on. I called my HOA to check and they confirmed that my name is still the owner of the property. I checked on the county appraisal and confirmed that my name is still on the deed. So, I called the police and the constable and was advice to properly serve them a 3 days notice and then file for an eviction for "JOHN/JANE DOE" since we do not know these people, we have no information, no lease agreement whatesoever. I find it weird since these people are trespassing and broke into and is living in my home! I went to my county website and saw that they have a Property Fraud Alert for homeowners whose property are vacant or listed for sale or rent. There have been scam artist going around apparently selling or renting vacant properties that is not even theirs! My question is, if I put up a 3 days notice to MOVE OUT and the "tenant" is not glad about it, and thrash out the home or move out with every the appliances etc. (which they can) what can I do? OR is there a way for me to prevent them from doing so? Any advice is appreciated.

Resolved Question: Where is the best place to post my car for sale?
We live in Hermitage TN 1970 Nova for sale. $3200 or best offer, Have put over five thousand in it. Clean title, Local service records since bought new in '70 in Murfreesboro. Body is solid with no through rust only surface that will sand off. 307 matching numbers motor. every it needs is paint and body work. Motor was stripped to bare metal and machined. Replaced heads with 350 heads. Added 350 turbo transmission with a B&M shift kit and new stall converter. Motor has new cam and cam kit installed, edelbrock high performance intake, Edelbrock 650 CFM carb w/ manual choke. Edelbrock signature series chrome valve covers, breather cover, and timing chain cover. New alternator. Also some tiny chrome accents like thermostat housing. Has dual exhaust with 40 series flowmasters that sound great. Tires and rims are new. Rims are Appliance brand bought originally many years ago and stored in the boxes and are like new. Factory mono leaf springs were changed with quad springs from a 1978 Camaro and shackles changed to lift the back slightly from factory height. I have brand new bumpers front and rear, chrome grill, front bumper insert and parking light covers for front bumper to fix front and rear of car. Interior is in great shape no cracks on dash and door panels and rear seat are perfect. Front seat needs upholstry or replacment. I also have the original power glide transmisssion that I may include for the right price or sell separately. Let me know if you have any questions. Resolved Question: Can I use 3 prong 220 outlet with new stove?
I have an existing 3 prong 220 outlet for my stove. I just bought a new stove, Kenmore Model# 97459. Will I be able to use this stove with my existing outlet or do I need to go to 4 prong? The sales man said I could order it with 3 or 4 prong wire and they are interchangeable, but I'm not sure how much he knows about electrical. I am getting my kitchen remodeled in month, but they are delivering the appliances tomorrow. Should I keep the old stove or do I have them take it and use the 3 wire cord with the new stove? I ordered a 4 wire cord to have on hand for when the kitchen is finished.

Resolved Question: Is this commission based pay structure illegal?
I worked for a certain new corporate appliance store Virginia and think how they figure draw may be illegal. We were 100% commission based. If you work below 40 hours you receive 7.25 against draw for every hour. If you work 40 hours and 1 minute or over, every hour for draw goes to 1.5 times. Example: I worked: 33 hours I had a sales goal of 33hours*7.25= $239.25. If I worked 41 hours my sales goal was 41hours*7.25*1.5= $445.88. What I think it should be for 41 hours is: (40hours*7.25=290) + (1hour*7.25*1.5=10.88) so my goal is $300.88 This is a 145 dollar per week difference in this example. It made my wages higher, but not having insurance I was claiming making a lot of money and was unable to receive free health care, this sucks being a type I diabetic. We got paid this amount, so I can't sue for losses, but we had to pay it back and got harassed for constantly being in draw when I believe we should not have been in draw. They claim that below a 7I exemption is this allowed but I read it and don't believe this to be the case. I am filing with the Dept of Labor right now but want to make sure I am understand this correctly. Any help cutting through the corporate red tape BS would be much appreciated! Thanks!

Resolved Question: Can I call associates relations on my manager?
Hey. We have a new department manager in our store and he is my manager as well. The situation is...He seems completely worthless in our department, at least compared to our last manager...Our last manager was such a difficult worker, he always helped us out and everyday I would arrive in, I could tell he was actually doing work work!! With this new manager, I hardly ever look him on the floor and barely ever doing his actual job...One of my co-workers has told me that he caught him in the back actually sleeping in the office and I have caught him before back there in his office just purchasing things online, that weren't even related to work. Also, other co-workers in another department other than mine but ones that are still below his management....He has told him to work on the appliances and move them to the right spot...Problem is, he didn't help them out one bit and unfortunately these associates don't receive paid by the hour, they are just direct commission...Compared to our last manager, he helped out a ton with that!! Also...Every once in awhile I will tug out my cell-phone while on the sales floor to either check the time or my messages while there isn't any customers....Also, even when I am off the floor I will sometimes tug out my cell-phone and sometimes if he look's me, he tells me to put up my phone, but the problem that irritates me with that the most that he is always on his cell-phone, even while on the sales floor or not on it...So...He isn't really setting a very good example for his employees. And on a final note...I had been below the impression that he had put a lot more work off onto me rather than making every employees do an equal amount of work...Because when I enter the department, I can tell if work has been done or not and most times it doesn't look like it is...So I confronted him and told him what the other employees have been doing, and he just got smart with me and stated, "They did more work than you have." So I asked what every did they do then during the day and told me, "It wasn't any of my business." Sorry for it being so long, wish you can help me out! :-)...Also, I am not the only employee who thinks this, I have asked plenty others in my department and they every think the same thing! Thanks! Also, I will not go to my HR Department or my Store manager because they are both basically useless and don't ever confront the situation. Thanks...I'm not quite sure how he got the job...The only thing I know is that he did transfer from another store and he is pretty close friends with our store manager....At the other store he was a guide instead of a department manager.

Voting Question: Is the technical acceptance date of a home sale when you sign the addendum from the bank?
Hi. My girlfriend is trying to receive the help from fannie mae with this new homepath 3.5% bonus. in this bonus it say that the contract must be accepted after jan 28th and close before May 1st to receive the bonus towards appliances or to closing costs. She initialed the counter offer and sent it in to the bamk on the 26th of jan. But the bank is sending an adendum for her to officially accept the offer. Which date is officially when she accepts the offer? please help anyone!!!!
